Success was never guaranteed: As the country and region continued to recover from the global financial crisis of 2007-2009, the year 2010 was particularly challenging for the Bay Area in numerous ways. Unemployment measured by the Bureau of Labor Statistics was reaching as high as 10% to 11%, well more than double today’s rates closer to 4.0%. Median home sales prices tracked by Zillow had fallen over 25% from their 2006 peaks, while building permits reported to the Census Bureau plummeted nearly 60% from 2005’s levels.
For Tri Pointe Homes, however, it was precisely these historically challenging market conditions of 2010 into which the newly formed division focused on Northern California would excel, while also playing a pivotal role in shaping the division’s disciplined, strategic approach—one that continues to differentiate Tri Pointe from other homebuilders in the Bay Area today.

Some of those most critical lessons stemmed from hurdles many developers were facing when seeking approvals for new housing projects, frequently leading to architectural and design compromises. To avoid this outcome, Frankel’s team focused on embracing relationships with city officials and intentionally taking the extra time and energy to offer more inspired community and architectural solutions while ensuring an elevated experience for homebuyers. As Frankel notes, it was precisely this team-centric culture and shared goals on providing a premium experience which translated so well to meeting the needs of the community.
Indeed, success in a highly complex housing market like the Bay Area demands regional expertise supported by a stable, high-performing team. With the Bureau of Labor Statistics reporting construction industry turnover rates which are frequently significantly higher than overall averages, retaining skilled employees is a critical priority.
