Terreno Realty Corporation Acquires Property in Hyattsville, MD for $50.0 Million

BELLEVUE, Wash.–(BUSINESS WIRE)–Terreno Realty Corporation (NYSE:TRNO), an acquirer, owner and operator of industrial real estate in six major coastal U.S. markets, acquired an industrial property located in Hyattsville, Maryland on December 4, 2025 for a purchase price of approximately $50.0 million.

The property consists of a rear-load industrial distribution building containing approximately 180,000 square feet on 14.1 acres. The property is at 2300 Craftsman Circle, adjacent to the intersection of the Baltimore-Washington Parkway and U.S. Route 50 approximately 1 mile outside Washington, D.C. and provides 45 dock-high and one grade-level loading positions and parking for 156 cars. The building is shell complete only. Terreno Realty Corporation will permit and construct interior finishes expected to be completed in early 2027. The total expected investment is $57.6 million and the estimated stabilized cap rate is 5.2%.

Estimated stabilized cap rates are calculated as annualized cash basis net operating income stabilized to market occupancy (generally 95%) divided by total acquisition cost. Total acquisition cost includes the initial purchase price, the effects of marking assumed debt to market, buyer’s due diligence and closing costs, estimated near-term capital expenditures and leasing costs necessary to achieve stabilization.
