Since <span class=\"xn-location\">Wayne<\/span> is the most populous county in the <span class=\"xn-location\">Detroit<\/span> metro area, Cotality is not able to generate a valid <span class=\"xn-chron\">September 2025<\/span> update of the Detroit S&amp;P Cotality Case-Shiller Index before the <span class=\"xn-chron\">November 25, 2025<\/span>, release date.<\/p>\n<p>When the sale transactions data fully resumes, and sufficient data is collected, the <span class=\"xn-location\">Detroit<\/span> index values for the month(s) with missing updates will be calculated.<\/p>\n<p>\n        <b>ANALYSIS<\/b>\n      <\/p>\n<p>&#8220;The housing market&#8217;s deceleration accelerated in September, with the National Composite posting just a 1.3% annual gain\u2014the weakest performance since mid-2023,&#8221; said <span class=\"xn-person\">Nicholas Godec<\/span>, CFA, CAIA, CIPM, Head of Fixed Income Tradables &amp; Commodities at S&amp;P Dow Jones Indices. &#8220;This marks a continued slide from August&#8217;s 1.4% increase and represents a stark contrast to the double-digit gains that characterized the early post-pandemic era. National home prices continued trailing inflation, with September&#8217;s CPI running 1.7 percentage points ahead of housing appreciation. This marks the widest gap between inflation and home-price growth since the two measures diverged in June, with the spread continuing to widen each month.<\/p>\n<p>&#8220;Regional performance reveals a tale of two markets. <span class=\"xn-location\">Chicago<\/span> continues to lead with a 5.5% annual gain, followed by <span class=\"xn-location\">New York<\/span> at 5.2% and <span class=\"xn-location\">Boston<\/span> at 4.1%. These Northeastern and Midwestern metros have sustained momentum even as broader market conditions soften. At the opposite extreme, <span class=\"xn-location\">Tampa<\/span> posted a 4.1% annual decline\u2014the sharpest drop among tracked metros and its 11th consecutive month of negative annual returns. <span class=\"xn-location\">Phoenix<\/span> (-2.0%), <span class=\"xn-location\">Dallas<\/span> (-1.3%), and <span class=\"xn-location\">Miami<\/span> (-1.3%) likewise remained in negative territory, highlighting particular weakness in Sun Belt markets that experienced the most dramatic pandemic-era price surges.<\/p>\n<p>&#8220;The geographic rotation is striking. Markets that were pandemic darlings\u2014particularly in <span class=\"xn-location\">Florida<\/span>, <span class=\"xn-location\">Arizona<\/span>, and Texas\u2014are now experiencing outright price declines. Meanwhile, traditionally stable metros in the Northeast and Midwest continue to post solid gains, suggesting a reversion to pre-pandemic patterns where job markets and urban fundamentals drive appreciation rather than migration trends and remote-work dynamics.<\/p>\n<p>&#8220;September&#8217;s monthly performance was uniformly weak. All 20 tracked metros posted month-over-month declines before seasonal adjustment, with <span class=\"xn-location\">Tampa<\/span> (-1.0%), <span class=\"xn-location\">San Diego<\/span> (-0.9%), and <span class=\"xn-location\">Seattle<\/span> (-0.9%) leading the downturn. Even after seasonal adjustment, the National Index managed only a 0.2% gain. This broad-based monthly weakness suggests that elevated mortgage rates\u2014which remained near 6.3% in late September\u2014are finally overwhelming the market&#8217;s supply constraints.<\/p>\n<p>&#8220;A deeper look at momentum shows clear weakening. Over the past six months, national home prices have risen just 0.4%, a gain that is only marginal in nominal terms and negative in real inflation-adjusted terms. The deceleration from early-2025 strength has been broad-based, with only seven of the 20 metros\u2014Chicago, <span class=\"xn-location\">Cleveland<\/span>, <span class=\"xn-location\">Minneapolis<\/span>, <span class=\"xn-location\">Boston<\/span>, <span class=\"xn-location\">New York<\/span>, Charlotte, and Atlanta\u2014posting positive price appreciation over the trailing six-month period. Most Sun Belt and Western markets experienced outright declines, underscoring how affordability pressures and higher mortgage rates have eroded momentum across much of the country.<\/p>\n<p>&#8220;For context, this represents the weakest annual price growth since early 2023, when the market was absorbing the initial shock of the Federal Reserve&#8217;s aggressive rate-hiking cycle,&#8221; Godec concluded. &#8220;Yet unlike that period, which saw a quick rebound, current conditions suggest more persistent headwinds. With mortgage rates stubbornly elevated and affordability at multi-decade lows, the market appears to be settling into a new equilibrium of minimal price growth\u2014or, in some regions, outright decline.&#8221;<\/p>\n<p>\n        <b>YEAR-OVER-YEAR<\/b>\n      <\/p>\n<p>The S&amp;P Cotality Case-Shiller U.S. National Home Price NSA Index, covering all nine U.S. census divisions, reported a 1.3% annual gain for September, down from a 1.4% rise in the previous month. The 10-City Composite showed an annual increase of 2.0%, down from a 2.1% increase in the previous month. The 20-City Composite posted a year-over-year increase of 1.4%, down from a 1.6% increase in the previous month.<\/p>\n<p>\n        <span class=\"xn-location\">Chicago<\/span> reported the highest annual gain among the 20 cities with a 5.5% increase in September, followed by <span class=\"xn-location\">New York<\/span> and <span class=\"xn-location\">Boston<\/span> with annual increases of 5.2% and 4.1%, respectively. <span class=\"xn-location\">Tampa<\/span> posted the lowest return in September, falling 4.1%.<\/p>\n<p>\n        <b>MONTH-OVER-MONTH<\/b>\n      <\/p>\n<p>The pre-seasonally adjusted U.S. National, 10-City Composite, and 20-City Composite Indices continued to report negative month-over-month changes in September, posting -0.3% for the U.S. National Index and -0.5% for both the 10-City and 20-City Composite Indices.<\/p>\n<p>After seasonal adjustment, the U.S. National and 10-City Composite Indices reported a monthly increase of 0.2% and the 20-City Composite Indices posted a month-over-month gain of 0.1%.<\/p>\n<p>\n        <b>SUPPORTING DATA<\/b>\n      <\/p>\n<p>The S&amp;P Cotality Case-Shiller U.S. National Home Price NSA Index, which covers all nine U.S. census divisions, recorded a 1.3% annual increase in <span class=\"xn-chron\">September 2025<\/span>.
