According to the latest Realtor.com<sup>\u00ae <\/sup><u><a href=\"https:\/\/edge.prnewswire.com\/c\/link\/?t=0&amp;l=en&amp;o=4540905-1&amp;h=3841038161&amp;u=https%3A%2F%2Fwww.realtor.com%2Fresearch%2Fseptember-2025-luxury&amp;a=Housing+Market+Luxury+Report\" target=\"_blank\" rel=\"nofollow\">Housing Market Luxury Report<\/a><\/u>, buyers in metros such as <span class=\"xn-location\">Atlanta<\/span>, <span class=\"xn-location\">Denver<\/span>, and <span class=\"xn-location\">Houston<\/span> can get significantly more space for the same $1\u2013$2 million price range \u2013\u00a0often more than twice the square footage available in coastal markets like <span class=\"xn-location\">San Francisco<\/span> or <span class=\"xn-location\">Honolulu<\/span>.<\/p>\n<p>The report also shows the top end of the market continues to show signs of moderation. The national luxury benchmark \u2013\u00a0defined as the 90th percentile of listing prices \u2013\u00a0dipped -0.5% month over month and -2.4% year over year to <span class=\"xn-money\">$1.24 million<\/span>.<\/p>\n<p>&#8220;We&#8217;re seeing a healthy rebalancing in the luxury home market after years of volatility,&#8221; said <span class=\"xn-person\">Danielle Hale<\/span><b>,<\/b> chief economist at Realtor.com<sup>\u00ae<\/sup>. &#8220;The modest softening in luxury prices points to a market where buyers and sellers are adjusting expectations in line with broader economic conditions. In many cases, demand remains strong for well-priced homes, especially those that deliver distinctive space, quality or location.&#8221;<\/p>\n<p>\n        <b>National luxury market continues to normalize, with modest price declines and slightly longer time on market<br \/><\/b>In September, the national luxury price threshold fell to <span class=\"xn-money\">$1.24 million<\/span> (from <span class=\"xn-money\">$1.25 million<\/span> in August), marking a fourth consecutive month of slight declines. The high-end luxury tier (95th percentile) dropped 1.2% to <span class=\"xn-money\">$1.95 million<\/span>, while the ultra-luxury segment (99th percentile) dipped 0.2% to <span class=\"xn-money\">$5.41 million<\/span>.<\/p>\n<p>Luxury homes also continue to take longer to sell compared with the overall market \u2013 roughly 20 days longer for the 90th percentile and up to 50 days longer for the top 1% of listings. In September, luxury homes spent a median of 79 days on the market, one day longer than August and five days longer than a year ago. However, these longer timelines are consistent with historic norms and reflect the more selective nature of luxury transactions.<\/p>\n<p>\n        <span class=\"xn-location\">Santa Barbara, Calif.<\/span>, claims the top spot as the nation&#8217;s most expensive luxury market, with the top 10% of listings beginning at <span class=\"xn-money\">$8.95 million<\/span>. <span class=\"xn-location\">Heber<\/span>, <span class=\"xn-location\">Utah<\/span> was the No. 2 market, buoyed by resort-driven demand and limited inventory. There was some minor shifting among the remaining top 10, with the biggest change being <span class=\"xn-location\">Rifle, Colo.<\/span>, which dropped off the <u><a href=\"https:\/\/edge.prnewswire.com\/c\/link\/?t=0&amp;l=en&amp;o=4540905-1&amp;h=3452416259&amp;u=https%3A%2F%2Fwww.realtor.com%2Fresearch%2Fwhat-is-luxury%2F&amp;a=list+from+last+month\"
