PECO\u2019s focused strategy and disciplined approach position us well for sustained growth in an ever-changing macroeconomic environment.&#8221;<\/p>\n<p>\n        <strong>Financial Results <\/strong>\n      <\/p>\n<p>\n        <em>Net Income<\/em>\n      <\/p>\n<p>First quarter 2025 net income attributable to stockholders totaled\u00a0$26.3 million, or $0.21 per diluted share, compared to net income of\u00a0$17.7 million, or $0.14 per diluted share, during the first quarter of 2024.<\/p>\n<p>\n        <em>Nareit FFO<\/em>\n      <\/p>\n<p>First quarter 2025 funds from operations attributable to stockholders and operating partnership (\u201cOP\u201d) unit holders as defined by Nareit (\u201cNareit FFO\u201d) increased 11.2% to $89.0 million, or $0.64 per diluted share, compared to $80.1 million, or $0.59 per diluted share, during the first quarter of 2024. First quarter 2025 Nareit FFO included a one-time lease termination fee that contributed approximately $0.01 per diluted share.<\/p>\n<p>\n        <em>Core FFO<\/em>\n      <\/p>\n<p>First quarter 2025 core funds from operations attributable to stockholders and OP unit holders (\u201cCore FFO\u201d) increased 11.2% to $90.8 million, or $0.65 per diluted share, compared to $81.7 million, or $0.60 per diluted share, during the first quarter of 2024. First quarter 2025 Core FFO included a one-time lease termination fee that contributed approximately $0.01 per diluted share.<\/p>\n<p>\n        <em>Same-Center NOI <\/em>\n      <\/p>\n<p>First quarter 2025 same-center net operating income (\u201cNOI\u201d) increased 3.9% to $115.1 million, compared to $110.7 million during the first quarter of 2024.<\/p>\n<p>\n        <strong>Portfolio Overview <\/strong>\n      <\/p>\n<p>\n        <em>Portfolio Statistics<\/em>\n      <\/p>\n<p>As of March\u00a031, 2025, PECO\u2019s wholly-owned portfolio consisted of 298 properties, totaling approximately 33.5 million square feet, located in 31 states. This compared to 284 properties, totaling approximately 32.4 million square feet, located in 31 states as of March\u00a031, 2024.<\/p>\n<p>Leased portfolio occupancy was 97.1% as of March\u00a031, 2025, compared to 97.2% as of March\u00a031, 2024. Same-center leased portfolio occupancy was 97.2% as of March\u00a031, 2025 and 2024.<\/p>\n<p>Leased anchor occupancy was 98.4% as of March\u00a031, 2025 and 2024. Same-center leased anchor occupancy was 98.6% as of March\u00a031, 2025, compared to 98.4% as of March\u00a031, 2024.<\/p>\n<p>Leased inline occupancy was 94.6% as of March\u00a031, 2025, compared to 94.8% as of March\u00a031, 2024. Same-center leased inline occupancy was at 94.7% as of March\u00a031, 2025, compared to 94.8% as of March\u00a031, 2024.<\/p>\n<p>\n        <em>Leasing Activity<\/em>\n      <\/p>\n<p>During the first quarter of 2025, 234 leases were executed totaling approximately 1.5 million square feet. This compared to 245 leases executed totaling approximately 1.3 million square feet during the first quarter of 2024.<\/p>\n<p>During the first quarter of 2025, comparable rent spreads, which represent the percentage increase of new or renewal leases to the expiring lease of a unit that was occupied within the past twelve months, were 28.1% for new leases, 20.8% for renewal leases and 22.3% combined.<\/p>\n<p>\n        <em>Transaction Activity &#8211; Wholly-Owned <\/em>\n      <\/p>\n<p>During the first quarter of 2025, the Company acquired five shopping centers for a total of $138.4 million. The Company expects to drive value in these assets through occupancy increases and rent growth, as well as potential future development of ground-up outparcel retail spaces. During the first quarter of 2025, the Company sold one shopping center for $24.9 million, providing a secured note receivable for $17.4 million. The first quarter 2025 acquisitions consisted of:<\/p>\n<ul type=\"disc\">\n<li style=\"margin-bottom:6pt\">Irmo Station, a 99,440 square foot shopping center anchored by Kroger located in a Columbia, South Carolina suburb.<\/li>\n<li style=\"margin-bottom:6pt\">Market at Cross Creek Ranch, a 59,803 square foot shopping center anchored by H-E-B located in a Houston, Texas suburb.<\/li>\n<li style=\"margin-bottom:6pt\">Foothill Park Plaza, a 43,618 square foot shopping center anchored by Vons located in a Los Angeles, California suburb.<\/li>\n<li style=\"margin-bottom:6pt\">Broomfield Marketplace, a 114,800 square foot shopping center anchored by King Soopers located in a Denver, Colorado suburb.<\/li>\n<li style=\"margin-bottom:6pt\">Westgate North Shopping Center, a 74,818 square foot shopping center anchored by Safeway located in a Tacoma, Washington suburb.<\/li>\n<\/ul>\n<p>Subsequent to quarter end, the Company acquired one shopping center for a total of $27.8 million. The acquisition completed subsequent to quarter end was:<\/p>\n<ul type=\"disc\">\n<li>Clayton Station, a 67,424 square foot shopping center anchored by Safeway located in a San Francisco, California suburb.<\/li>\n<\/ul>\n<p>\n        <em>Transaction Activity &#8211; Joint Venture <\/em>\n      <\/p>\n<p>During the first quarter of 2025, the Company acquired Oak Grove Shoppes, a grocery-anchored shopping center located in an Orlando, Florida suburb, through Necessity Retail Venture LLC for PECO\u2019s total prorated share of $8.0 million.<\/p>\n<p>\n        <strong>Balance Sheet Highlights <\/strong>\n      <\/p>\n<p>As of March\u00a031, 2025, the Company had approximately $760\u00a0million of total liquidity, comprised of $7.9\u00a0million of cash, cash equivalents and restricted cash, plus $751.8\u00a0million of borrowing capacity available on its $1.0 billion revolving credit facility.<\/p>\n<p>As of March\u00a031, 2025, the Company\u2019s net debt to annualized adjusted EBITDAre was 5.3x. This compared to 5.0x at December\u00a031, 2024. Other REITs may use different methodologies for calculating Same-Center NOI, and accordingly, PECO\u2019s Same-Center NOI may not be comparable to other REITs.<\/p>\n<p>Same-Center NOI should not be viewed as an alternative measure of the Company\u2019s financial performance as it does not reflect the operations of its entire portfolio, nor does it reflect the impact of general and administrative expenses, depreciation and amortization, interest expense, other income (expense), or the level of capital expenditures and leasing costs necessary to maintain the operating performance of the Company\u2019s properties that could materially impact its results from operations.<\/p>\n<p>\n        <strong><br \/>\n          <em>Nareit Funds from Operations and Core Funds from Operations<\/em><br \/>\n        <\/strong>\n      <\/p>\n<p>Nareit FFO is a non-GAAP financial performance measure that is widely recognized as a measure of REIT operating performance.
