Just about every major market experienced price growth far above what they&#8217;d become accustomed to, resetting the financial bar for homeownership,&#8221; said Orphe Divounguy, senior economist at Zillow\u00ae. &#8220;While the financial hurdle is higher, the home-shopping process has improved. Virtual tools are helping buyers make more informed decisions and reducing the time they spend on in-person tours.&#8221;<\/p>\n<p>\n        <b>Home values and rent prices<br \/><\/b>Nationally, <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=3071465118&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fpandemic-home-values-rents-34896%2F&amp;a=home+values+have+grown+45.3%25+since+February+2020\" target=\"_blank\" rel=\"nofollow\">home values have grown 45.3% since <span class=\"xn-chron\">February 2020<\/span><\/a><\/u>, just before the pandemic. That&#8217;s more than a decade&#8217;s worth of typical growth packed into just five years.<\/p>\n<p>The hottest market over that period is <span class=\"xn-location\">Miami<\/span>, where home values and rents have grown more than any other major metro area. <span class=\"xn-location\">Tampa<\/span> and <span class=\"xn-location\">Hartford<\/span> are also among the top five for growth in both home values and rents since the pandemic started.<\/p>\n<p>Home values in <span class=\"xn-location\">Austin<\/span> took the wildest ride during the pandemic. <span class=\"xn-location\">Austin<\/span> easily eclipsed any other market in terms of the highest year-over-year growth reached, with home values growing 40.3% during the early pandemic frenzy in the year ending <span class=\"xn-chron\">August 2021<\/span>. However, <span class=\"xn-location\">Austin<\/span> also experienced the biggest year-over-year decline as rising mortgage rates chilled buyer demand and <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=1186705604&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fpandemic-affordability-34904&amp;a=new+construction\" target=\"_blank\" rel=\"nofollow\">new construction<\/a><\/u> helped ease competition, with home values falling 14% in the year ending <span class=\"xn-chron\">July 2023<\/span>. Overall, <span class=\"xn-location\">Austin<\/span> home values are 37.8% higher than they were in <span class=\"xn-chron\">February 2020<\/span>.<\/p>\n<p>In <span class=\"xn-location\">New York City<\/span>, median asking rents have increased 24.1% since the start of the pandemic to <span class=\"xn-money\">$3,600<\/span>, <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=1120152169&amp;u=https%3A%2F%2Fstreeteasy.com%2Fblog%2Fdata-dashboard%2F&amp;a=according+to+Zillow%27s+New+York+City+brand%2C+StreetEasy\" target=\"_blank\" rel=\"nofollow\">according to Zillow&#8217;s <span class=\"xn-location\">New York City<\/span> brand, StreetEasy<\/a><\/u>. The <span class=\"xn-location\">Bronx<\/span> saw the sharpest rise in rents of any borough (42.3%), while Queens rents began rising quickly in 2022 as growing affordability challenges in <span class=\"xn-location\">Brooklyn<\/span> and <span class=\"xn-location\">Manhattan<\/span> pushed more renters to consider other areas.<\/p>\n<p>\n        <b>What <span class=\"xn-money\">$1 million<\/span> can buy<br \/><\/b>Skyrocketing prices over the past five years sent the value of nearly a million more homes above the <span class=\"xn-money\">$1 million<\/span> threshold. There are <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=3630581548&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fpandemic-million-dollar-homes-34897&amp;a=now+just+under+1%2C650%2C000+homes+worth+at+least+%241+million\" target=\"_blank\" rel=\"nofollow\">now just under 1,650,000 homes worth at least <span class=\"xn-money\">$1 million<\/span><\/a><\/u> nationwide, about 989,000 more than when the pandemic started.<\/p>\n<p>Nationally, the typical <span class=\"xn-money\">$1 million<\/span> home is about 70 square feet smaller than when the pandemic began, at 2,388 square feet, and it still includes four bedrooms and three bathrooms. In three major metro areas \u2014 <span class=\"xn-location\">Indianapolis<\/span>, <span class=\"xn-location\">Hartford<\/span> and <span class=\"xn-location\">Nashville<\/span> \u2014 the typical <span class=\"xn-money\">$1 million<\/span> home lost more than 1,000 square feet, with Buffalo (-999 square feet) and <span class=\"xn-location\">Raleigh<\/span> (-996 square feet) just missing that bar.\u00a0<\/p>\n<p>\n        <b>Construction boom putting a ceiling on price growth<br \/><\/b>Builders <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=140448420&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fpandemic-affordability-34904&amp;a=reacted+in+a+big+way\" target=\"_blank\" rel=\"nofollow\">reacted in a big way<\/a><\/u> to the surge in housing demand, with more than 1 million single-family home starts in 2021, reaching that milestone for the first time since 2007.\u00a0<\/p>\n<p>The metro areas with the most single-family permits since 2020 are <span class=\"xn-location\">Houston<\/span>, <span class=\"xn-location\">Dallas<\/span>, <span class=\"xn-location\">Phoenix<\/span>, <span class=\"xn-location\">Atlanta<\/span> and <span class=\"xn-location\">Austin<\/span>. In each of these markets, the new homes hitting the market have helped to ease what was red-hot price growth and to improve affordability.<\/p>\n<p>With rising mortgage rates squeezing buyers&#8217; budgets, builders have pivoted to <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=3961950349&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fnew-construction-smaller-homes-32892%2F&amp;a=build+more+higher-density+homes\" target=\"_blank\" rel=\"nofollow\">build more higher-density homes<\/a><\/u>, such as townhomes and condos, in recent years, allowing them to keep prices within reach while mitigating rising land and material costs.<\/p>\n<p>\n        <b>Some in-demand features stuck \u2014 and some did not (sorry, &#8216;cloffices&#8217;)<br \/><\/b>While stuck at home during the pandemic, functional home features often outweighed style \u2014 buyers prioritized <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=1680621665&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Ffeatures-that-sell-33843%2F&amp;a=backyards\" target=\"_blank\" rel=\"nofollow\">backyards<\/a><\/u> over barn doors. Five years later, <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=2511542544&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fpandemic-home-features-34898%2F&amp;a=outdoor+features+remain+highly+sought+after\" target=\"_blank\" rel=\"nofollow\">outdoor features remain highly sought after<\/a><\/u>, with buyers willing to pay at least 2% more for homes with outdoor kitchens, pizza ovens and bluestone patios. Even amid the skyscrapers of <span class=\"xn-location\">New York City<\/span>, searches for rentals with outdoor space jumped 128% last year, according to <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=1612418655&amp;u=https%3A%2F%2Fstreeteasy.com%2Fblog%2F2024-year-in-review%2F&amp;a=data+from+StreetEasy\" target=\"_blank\" rel=\"nofollow\">data from StreetEasy<\/a><\/u>.<\/p>\n<p>A few pandemic-era must-haves proved to be short-lived fads. &#8220;Cloffices&#8221; \u2014 micro home offices carved out of closets \u2014 are one such example, showing up in <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=806420382&amp;u=https%3A%2F%2Fzillow.mediaroom.com%2F2023-10-17-Brutalism%2C-sensory-gardens-top-Zillows-2024-hottest-home-trends&amp;a=half+as+many+for-sale+listings\" target=\"_blank\" rel=\"nofollow\">half as many for-sale listings<\/a><\/u> on Zillow by the end of 2023. A similar fate befell &#8220;Zoom rooms,&#8221; office sheds and a spot for an exercise bike.<\/p>\n<p>\n        <b>The pandemic supercharged virtual home shopping<br \/><\/b>Buyers are spending less time touring homes in person than they did before the pandemic, likely in part because they are better able to understand floor plans with improved digital tools. Seven out of 10 buyers <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=3531500558&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fbuyers-housing-trends-report-2024-34383%2F&amp;a=say+3D+tours+help+them+get+a+better+feel+for+the+space+than+static+photos\" target=\"_blank\" rel=\"nofollow\">say 3D tours help them get a better feel for the space than static photos<\/a><\/u> (up from 52% in 2019), and 62% say they wish more listings had 3D tours (up from 46% in 2019).<\/p>\n<p>A <u><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4371640-1&amp;h=1760178325&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fbuyers-housing-trends-report-2024-34383%2F&amp;a=smaller+share+of+buyers\" target=\"_blank\" rel=\"nofollow\">smaller share of buyers<\/a><\/u> now say they wasted time during their home search by viewing properties they would have skipped if they better understood the floor plan ahead of time (50% now versus 54% in 2020).
