Last January there were six markets where buying was less expensive than renting, which shows the impact of the consistent retreat of rental prices and the persistence of high mortgage rates. Over the past year, the market as a whole has moved in a more renter-friendly direction.<\/p>\n<p>&#8220;For most Americans owning a home is still a big part of the American Dream, yet the lower monthly costs of renting in all but 2 of the 50 largest markets are a key consideration,&#8221; said <span class=\"xn-person\">Danielle Hale<\/span>, chief economist, Realtor.com<sup>\u00ae<\/sup>. &#8220;This relative cost advantage is one of the reasons we expect an increase in renter households and declines in the homeownership rate in 2025.&#8221;<\/p>\n<p>\n        <b>Why is it More Affordable to Buy in <span class=\"xn-location\">Detroit<\/span> and <span class=\"xn-location\">Pittsburgh<\/span>?<br \/><\/b><br \/>\n        <span class=\"xn-location\">Pittsburgh<\/span> and <span class=\"xn-location\">Detroit<\/span> are the two metros with the lowest median listing prices of our top 50 metros, with <span class=\"xn-location\">Pittsburgh<\/span> at <span class=\"xn-money\">$229,700<\/span> and <span class=\"xn-location\">Detroit<\/span> at <span class=\"xn-money\">$239,950<\/span>. These Rust Belt metros are often among our most affordable ones when it comes to buying a home, and with the share of income used on rent increasing year over year in <span class=\"xn-location\">Detroit<\/span> and remaining nearly flat in <span class=\"xn-location\">Pittsburgh<\/span>, buying a home has actually become more economical than renting one.<\/p>\n<p>\n        <b>Is Renting Finally as Affordable as Before the Pandemic?\u00a0<br \/><\/b>Even though rents are falling, renters are still feeling the pinch from the rapid rent growth of 2021 and 2022. While January 2025&#8217;s rent figure is lower than both <span class=\"xn-chron\">January 2024<\/span> and January 2023&#8217;s, it still exceeds <span class=\"xn-chron\">January 2020<\/span> by <span class=\"xn-money\">$257<\/span> (16.1%).<\/p>\n<p>\n        <b>Buy or Rent Favoring\u2026 Which Markets Fall Where?<br \/><\/b>While renting remains more affordable than buying across most metros, this report looks at the relationship among wage growth, mortgage rates, median rent and media listing price to see which metros are rent-favoring and which metros are buy- favoring.<\/p>\n<p>Three metros\u2013New York; <span class=\"xn-location\">San Jose, Calif.<\/span>; and Detroit\u2013are the only metros where the share of income used on both rent and buying a home are growing. In these metros it takes more income to both rent the median priced rental unit and buy a median priced home, becoming both less renter and less buyer-favoring.<\/p>\n<p>One metro, <span class=\"xn-location\">Kansas City, Kan.<\/span>, is becoming more buyer-favoring. In <span class=\"xn-location\">Kansas City<\/span>, a higher share of income is spent on rents and a lower share of income on buying. There are 18 metros that have become rent-favoring and where more of the median earner&#8217;s income is needed to buy a home than a year ago.<\/p>\n<p>\n        <b>Metros Becoming More
