The Company intends\u00a0to re-develop\u00a0the current 5.8\u00a0acre site\u00a0into a new 139,000\u00a0square foot warehouse\u00a0featuring\u00a036&#8242; clear height, superior functionality\u00a0and a secure storage\u00a0yard. The\u00a0stabilized unlevered cash yield on total investment\u00a0is projected to be\u00a0approximately 5.5%\u00a0upon lease-up.\u00a0According to CBRE, the vacancy rate in the <span class=\"xn-location\">Orange County<\/span> \u2013 North submarket was 1.4%\u00a0at the end of the second\u00a0quarter 2021. <\/li>\n<\/ul>\n<ul type=\"disc\">\n<li>1555 S.\u00a0Cucamonga Ave,\u00a0located in <span class=\"xn-location\">Ontario<\/span>, CA,\u00a0within the Inland Empire\u00a0\u2013 West submarket\u00a0for <span class=\"xn-money\">$21<\/span>.0\u00a0million or $51\u00a0per land square foot. Acquired through an off-market transaction, the 100% leased,\u00a0107,023 SF multi-building industrial property is located on 9.4 acres of land near the Ontario Airport. Following the near-term expiration of an in-place lease,\u00a0the Company intends\u00a0to redevelop the site with a new 213,000 square foot\u00a0modern,\u00a0Class A logistics building featuring 36-foot clear heights.\u00a0The stabilized unlevered cash yield on total investment is projected to be approximately 6.0%\u00a0upon lease-up.\u00a0According to CBRE, the vacancy rate in Inland Empire West\u00a0submarket was 1.0%\u00a0at the end of the second\u00a0quarter 2021.\u00a0<\/li>\n<\/ul>\n<ul type=\"disc\">\n<li>1800 E.\u00a0Lomita Blvd, located within the LA\u00a0\u2013 South Bay\u00a0submarket\u00a0for <span class=\"xn-money\">$70.0 million<\/span> or $73\u00a0per land square foot. Acquired through\u00a0a lightly-marketed transaction, the 22.3\u00a0acre industrial outdoor storage site is 100% leased to credit tenants.
