Wood<\/span>, Chief Executive Officer. &#8220;Our all-time high leasing volumes with best-in-class, relevant tenants coupled with our new acquisitions and existing development pipeline set our company and our assets up to be more dominant, more relevant and therefore more valuable in a post-COVID world.&#8221; <\/p>\n<p>Financial Results<\/p>\n<p>Net income available for common shareholders was <span class=\"xn-money\">$44.2 million<\/span> and earnings per diluted share was <span class=\"xn-money\">$0.57<\/span> for second quarter 2021 versus <span class=\"xn-money\">$8.5 million<\/span> and <span class=\"xn-money\">$0.11<\/span>, respectively, for second quarter 2020.<\/p>\n<p>In the second quarter 2021, Federal Realty generated FFO of <span class=\"xn-money\">$110.1 million<\/span>, or <span class=\"xn-money\">$1.41<\/span> per diluted share. This compares to FFO of <span class=\"xn-money\">$58.0 million<\/span>, or <span class=\"xn-money\">$0.77<\/span> per diluted share, in second quarter 2020. <\/p>\n<p>FFO is a non-GAAP supplemental earnings measure which the Trust considers meaningful in measuring its operating performance.\u00a0 A reconciliation of FFO to net income is attached to this press release.<\/p>\n<p>Operational Update<\/p>\n<p>The portfolio was 92.7% leased as of <span class=\"xn-chron\">June 30, 2021<\/span>, a sequential increase of 90 basis points over the first quarter 2021 and a spread of 310 basis points versus our occupied percentage, 89.6%, at the end of the second quarter. <\/p>\n<p>During the second quarter 2021, Federal Realty signed 133 leases for 576,782 square feet of retail space. On a comparable space basis (i.e., spaces for which there was a former tenant), Federal Realty signed 124 leases for 558,490 square feet at an average rent of <span class=\"xn-money\">$37.34<\/span> per square foot compared to the average contractual rent of <span class=\"xn-money\">$34.72<\/span> per square foot for the last year of the prior leases, representing a cash basis rollover growth on those comparable spaces of 8%, 18% on a straight-line basis. <\/p>\n<p>As of <span class=\"xn-chron\">July 28, 2021<\/span>, the Company has collected approximately 94% of total second quarter 2021 billed recurring rents. Including rent deferral and abatement agreements, total addressed recurring rent was 98%. <\/p>\n<p>With <span class=\"xn-money\">$304 million<\/span> of cash and cash equivalents as of <span class=\"xn-chron\">June 30, 2021<\/span>, Federal Realty has approximately <span class=\"xn-money\">$1.3 billion<\/span> of liquidity in cash and undrawn availability under its <span class=\"xn-money\">$1 billion<\/span> revolving credit facility. <\/p>\n<p>Regular Quarterly Dividends<\/p>\n<p>Federal Realty announced today that its Board of Trustees increased the regular quarterly cash dividend to <span class=\"xn-money\">$1.07<\/span> per common share, resulting in an indicated annual rate of <span class=\"xn-money\">$4.28<\/span> per common share. The regular common dividend will be payable on <span class=\"xn-chron\">October 15, 2021<\/span> to common shareholders of record as of <span class=\"xn-chron\">September 22, 2021<\/span>. This increase represents the 54<sup>th<\/sup> consecutive year that Federal Realty has increased its common dividend, the longest record of consecutive annual dividend increases in the REIT sector.
