(&#8220;UHS&#8221;), partially offset by; (iii) a decrease of <span class=\"xn-money\">$167,000<\/span>, or <span class=\"xn-money\">$.01<\/span> per diluted share, due to an increase in our interest expense. <\/p>\n<p>During the second quarter of 2021, as compared to the second quarter of 2020, our FFO increased <span class=\"xn-money\">$1.3 million<\/span>, or <span class=\"xn-money\">$.09<\/span> per diluted share.\u00a0 The increase was due primarily to the <span class=\"xn-money\">$617,000<\/span>, or <span class=\"xn-money\">$.05<\/span> per diluted share, of increased adjusted net income, as discussed above, as well as an increase in depreciation and amortization expense, largely due to the depreciation expense recorded in connection with the Clive Behavioral Health facility.\u00a0 <\/p>\n<p>\n        <i><br \/>\n          <u>Consolidated Results of Operations &#8211; Six-Month Periods Ended June\u00a030, 2021 and 2020:<\/u><br \/>\n        <\/i>\n      <\/p>\n<p>For the six-month period ended June\u00a030, 2021, net income was <span class=\"xn-money\">$12.2 million<\/span>, or <span class=\"xn-money\">$.89<\/span> per diluted share, as compared to <span class=\"xn-money\">$9.3 million<\/span>, or <span class=\"xn-money\">$.67<\/span> per diluted share during the first six months of 2020.<\/p>\n<p>As calculated on the Supplemental Schedule, our FFO were <span class=\"xn-money\">$25.4 million<\/span>, or <span class=\"xn-money\">$1.84<\/span> per diluted share, during the first six months of 2021, as compared to <span class=\"xn-money\">$22.6 million<\/span>, or <span class=\"xn-money\">$1.64<\/span> per diluted share, during the first six months of 2020.<\/p>\n<p>After adjusting the reported results for the six-month period ended <span class=\"xn-chron\">June 30, 2021<\/span> for the above-mentioned <span class=\"xn-money\">$1.3 million<\/span> gain recorded during the second quarter of 2021, as computed on the Supplemental Schedule, our adjusted net income was <span class=\"xn-money\">$10.9 million<\/span>, or <span class=\"xn-money\">$.79<\/span> per diluted share, during the first six months 2021.<\/p>\n<p>The increase in our adjusted net income of <span class=\"xn-money\">$1.6 million<\/span>, or <span class=\"xn-money\">$.12<\/span> per diluted share, during the first six months of 2021, as compared to the comparable period of 2020, was due to: (i) an increase of <span class=\"xn-money\">$1.1 million<\/span>, or <span class=\"xn-money\">$.08<\/span> per diluted share, resulting from an net aggregate increase net income, resulting primarily from the income generated at various properties, including the income recorded in connection with the newly constructed Clive Behavioral Health facility, and; (ii) an increase of <span class=\"xn-money\">$546,000<\/span>, or <span class=\"xn-money\">$.04<\/span> per diluted share, in bonus rental earned on the three hospital facilities leased to subsidiaries of UHS.\u00a0 <\/p>\n<p>During the first six months of 2021, as compared to the comparable period of 2020, our FFO increased <span class=\"xn-money\">$2.8 million<\/span>, or <span class=\"xn-money\">$.20<\/span> per diluted share. The increase was due primarily to the <span class=\"xn-money\">$1.6 million<\/span>, or <span class=\"xn-money\">$.12<\/span> per diluted share, of increased adjusted net income, as discussed above, as well as an increase in depreciation and amortization expense, largely due to the depreciation expense recorded in connection with the Clive Behavioral Health facility.\u00a0 <\/p>\n<p>\n        <i><br \/>\n          <u>Dividend Information:<\/u><br \/>\n        <\/i>\n      <\/p>\n<p>The second quarter dividend of <span class=\"xn-money\">$.70<\/span> per share, or <span class=\"xn-money\">$9.6 million<\/span> in the aggregate, was declared on <span class=\"xn-chron\">June 2, 2021<\/span> and paid on <span class=\"xn-chron\">June 30, 2021<\/span>.<\/p>\n<p>\n        <i><br \/>\n          <u>Capital Resources Information:<\/u><br \/>\n        <\/i>\n      <\/p>\n<p>At <span class=\"xn-chron\">June 30, 2021<\/span> we had <span class=\"xn-money\">$258.2 million<\/span> of borrowings outstanding pursuant to the terms of our credit agreement and <span class=\"xn-money\">$86.7 million<\/span> of available borrowing capacity as of that date, net of outstanding borrowings and letters of credit. <\/p>\n<p>On <span class=\"xn-chron\">July 2, 2021<\/span>, we entered into an amended and restated credit agreement which increased the borrowing capacity to <span class=\"xn-money\">$375 million<\/span> (from <span class=\"xn-money\">$350 million<\/span> previously) and extended the maturity date to July, 2025 (from March, 2022 previously). We have the option to extend the maturity date for up to two additional six-month periods.<\/p>\n<p>\n        <i><br \/>\n          <u>Divestitures, Acquisitions and Planned Divestitures:<\/u><br \/>\n        <\/i>\n      <\/p>\n<p>During and subsequent to the second quarter of 2021, we completed two transactions and entered into two agreements, with non-related parties, as part of a series of anticipated tax deferred like-kind exchange transactions pursuant to Section 1031 of the Internal Revenue Code, related to the following properties:<\/p>\n<p>Completed Divestiture:<br \/><i>Children&#8217;s Clinic at <span class=\"xn-location\">Springdale<\/span><\/i>: In June, 2021, we sold this medical office building (&#8220;MOB&#8221;) located in <span class=\"xn-location\">Springdale, AR<\/span> for a sale price of approximately <span class=\"xn-money\">$3.2 million<\/span>, net of closing costs.\u00a0 This divestiture resulted in a gain of approximately <span class=\"xn-money\">$1.3 million<\/span> which is included in our consolidated statement of income for the three and six-month periods ended <span class=\"xn-chron\">June 30, 2021<\/span>.<\/p>\n<p>Completed Acquisition:<br \/><i>Fire Mesa Office Building<\/i>: In May, 2021, we acquired this building located in <span class=\"xn-location\">Las Vegas, Nevada<\/span>, for a purchase price of approximately <span class=\"xn-money\">$12.9 million<\/span>.\u00a0 The building, which is 100% leased under the terms of a triple net lease by a wholly-owned subsidiary of UHS, has approximately 44,000 rentable square feet. The lease on this building is scheduled to expire on <span class=\"xn-chron\">August 31, 2027<\/span> and has two five-year renewal options.\u00a0 <\/p>\n<p>Planned Divestitures:<br \/><i>Auburn Medical Office Building II<\/i>\u00a0\u2013 In July, 2021, we entered into an agreement to sell this 41,311 square foot, multi-tenant MOB located in <span class=\"xn-location\">Auburn Washington<\/span>. The potential buyer of the property has the right to terminate the agreement for any reason until <span class=\"xn-chron\">August 19, 2021<\/span>, or later if extended subject to certain conditions. Therefore, we can provide no assurance that this transaction will be completed.\u00a0The closing date on the sale of the property is scheduled to occur no later than <span class=\"xn-chron\">November 1<\/span>, 2021.\u00a0 The assets and liabilities related to this property are included in &#8220;Assets held for sale&#8221; or &#8220;Liabilities of properties held for sale&#8221; on our Consolidated Balance Sheet as of <span class=\"xn-chron\">June 30, 2021<\/span>.<\/p>\n<p>\n        <i><br \/>\n          <span class=\"xn-location\">Corpus Christi, TX<\/span><br \/>\n        <\/i>\u00a0\u2013 In July, 2021, we entered into an agreement to sell this 69,700 square foot, and currently vacant, former sub-acute hospital located in <span class=\"xn-location\">Corpus Christi, Texas<\/span>. The potential buyer of the property has the right to terminate the agreement for any reason until <span class=\"xn-chron\">July 30<\/span>, 2021.\u00a0Therefore, we can provide no assurance that this transaction will be completed. \u00a0The closing date on the sale of the property is scheduled to occur no later than <span class=\"xn-chron\">September 28<\/span>, 2021.\u00a0 The assets and liabilities related to this property are included in &#8220;Assets held for sale&#8221; or &#8220;Liabilities of properties held for sale&#8221; on our Consolidated Balance Sheet as of <span class=\"xn-chron\">June 30, 2021<\/span>.<\/p>\n<p>\n        <i><br \/>\n          <u>Disclosures Related to Certain Facilities:<\/u><br \/>\n        <\/i>\n      <\/p>\n<p>\n        <i>Southwest Healthcare System, Inland Valley Campus:<\/i>\n      <\/p>\n<p>As previously disclosed, a wholly-owned subsidiary of UHS has notified us that it is planning to terminate the existing lease on Southwest Healthcare System, Inland Valley Campus, upon the scheduled expiration of the current lease term on <span class=\"xn-chron\">December 31, 2021<\/span>. As permitted pursuant to the terms of the lease, UHS has the right to purchase the leased property at its appraised fair market value at the end of the existing lease term. However, UHS has proposed exchanging potential substitution properties, with an aggregate fair market value substantially equal to that of Southwest Healthcare System, Inland Valley Campus, in return for the real estate assets of the Inland Valley Campus.\u00a0 The proposed substitution properties consist of one acute care hospital (including a behavioral health pavilion) and a newly constructed behavioral health hospital. The Independent Trustees of our Board of Trustees have approved the proposed property substitution subject to satisfactory due diligence and completion of definitive agreements. The effective date of the property substitution is expected to coincide with the scheduled lease maturity date of <span class=\"xn-chron\">December 31, 2021<\/span>. Pursuant to the terms of the lease on the Inland Valley Campus, we earned <span class=\"xn-money\">$2.2 million<\/span> of lease revenue during the six-month period ended <span class=\"xn-chron\">June 30, 2021<\/span> (<span class=\"xn-money\">$1.3 million<\/span> in base rental and <span class=\"xn-money\">$892,000<\/span> in bonus rental) and <span class=\"xn-money\">$4.4 million<\/span> of lease revenue during the year ended <span class=\"xn-chron\">December 31, 2020<\/span> (<span class=\"xn-money\">$2.6 million<\/span> in base rental and <span class=\"xn-money\">$1.8 million<\/span> in bonus rental). <\/p>\n<p>\n        <i>Kindred Hospital Chicago Central:<\/i>\n      <\/p>\n<p>Also as previously disclosed, the existing lease on Kindred Hospital Chicago Central, a 95-bed specialty hospital located in <span class=\"xn-location\">Chicago, Illinois<\/span>, is scheduled to expire on <span class=\"xn-chron\">December 31, 2021<\/span>. The tenant of the facility notified us that they do not intend to renew the lease upon its scheduled expiration. We have begun marketing this property to potential new tenants. However, should this property be vacant for an extended period of time, or should we experience a decrease in the lease rate on a future lease as compared to the current lease, or incur substantial renovation costs to make the property suitable for another operator\/tenant, our future results of operations could be unfavorably impacted.\u00a0 Pursuant to the terms of the lease, we earned approximately <span class=\"xn-money\">$780,000<\/span> of lease revenue during the six-month period ended <span class=\"xn-chron\">June 30, 2021<\/span> and approximately <span class=\"xn-money\">$1.6 million<\/span> of lease revenue during the twelve-month period ended <span class=\"xn-chron\">December 31, 2020<\/span>. \u00a0<\/p>\n<p>\n        <i>PeaceHealth Medical Clinic:<\/i>\n      <\/p>\n<p>The existing lease on the PeaceHealth Medical Clinic, an MOB located in <span class=\"xn-location\">Bellingham, Washington<\/span>, consisting of approximately 99,000 rentable square feet, was scheduled to expire on <span class=\"xn-chron\">December 31<\/span>, 2021.\u00a0 In July, 2021, the lease was renewed for an additional seven year term, extending the scheduled expiration date to <span class=\"xn-chron\">January 31, 2029<\/span>.
