Prior to the onset of COVID in <span class=\"xn-chron\">March 2020<\/span>, rents were growing 3.2% annually. Rents in the nation&#8217;s largest tech cities, which saw prices fall dramatically in 2020 due to remote work, were down 5.4% from a year ago, an improvement from the 6.6% decline registered in February.<\/p>\n<p>&#8220;Overall, the U.S. rental market is beginning to return to pre-pandemic levels. With the largest growth occurring outside of major cities, renters are encountering different scenarios depending on the market in which they are searching and size of the unit they are looking for. For instance, the median rent for a two-bedroom unit in <span class=\"xn-location\">Charlotte, N.C.<\/span> is up 11% year-over-year while a similar sized apartment in <span class=\"xn-location\">Boston<\/span> is renting for nearly 4% less than a year ago,&#8221; said <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3166911-1&amp;h=2755164838&amp;u=http%3A%2F%2Frealtor.com%2F&amp;a=realtor.com\" rel=\"nofollow noopener\">realtor.com<\/a><\/u><sup>\u00ae<\/sup> Chief Economist <span class=\"xn-person\">Danielle Hale<\/span>. &#8220;In tech centers, rent declines are getting smaller, signaling they are on the path to turnaround. If the trend continues, renters could expect to be paying pre-pandemic rates by as early as this fall.&#8221;<\/p>\n<p>\n        <b>The tech market recovery<br \/><\/b>In April, the median rent in the nation&#8217;s tech centers was <span class=\"xn-money\">$2,086<\/span>, up 1.1% from March. Although rents continue to be lower in the largest tech centers like <span class=\"xn-location\">San Jose, Calif.<\/span> (-12.5%), <span class=\"xn-location\">San Francisco<\/span> (-10.9%), and <span class=\"xn-location\">Seattle<\/span> (-7.3%), the declines are lessening, especially for larger two-bedroom units.<\/p>\n<p>\n        <span class=\"xn-location\">Denver<\/span> and <span class=\"xn-location\">Austin, Texas<\/span>, are leading the rental market recovery in U.S. tech hubs, with the median rent up 2.2% in <span class=\"xn-location\">Denver<\/span> and 1.7% in <span class=\"xn-location\">Austin<\/span> year-over-year. (See table below)<\/p>\n<p>\n        <b>Smaller metros see double-digit rent growth; two-bedroom units surpass pre-COVID growth<br \/><\/b><br \/>\n        <span class=\"xn-location\">Riverside<\/span> (+15%) and <span class=\"xn-location\">Sacramento<\/span> (+13.6%), Calif., led the nation in growth in April. Much of their success can be attributed to their relatively affordable median rental prices, of <span class=\"xn-money\">$1,950<\/span> and <span class=\"xn-money\">$1,704<\/span>, respectively, when compared to neighboring <span class=\"xn-location\">Los Angeles<\/span> and <span class=\"xn-location\">San Francisco<\/span>. Both <span class=\"xn-location\">Memphis, Tenn.<\/span> and <span class=\"xn-location\">Tampa, Fla.<\/span>, saw median rents grow by over 12%, compared to last year.<\/p>\n<p>With working from home still very much a reality for many, space <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3166911-1&amp;h=2880246889&amp;u=https%3A%2F%2Fwww.realtor.com%2Fresearch%2Ftop-consumer-home-features-coronavirus%2F&amp;a=has+been+a+priority+for+home+buyers\" rel=\"nofollow noopener\">has been a priority for home buyers<\/a><\/u>\u00a0and renters alike, and that rise in demand has been reflected in home listing prices and now in rents for larger units. In April, two-bed units surpassed their pre-COVID growth rates, reaching a median of <span class=\"xn-money\">$1,662<\/span>, up 5.2% year-over-year. In <span class=\"xn-chron\">March 2020<\/span>, two-bedroom rents were growing 3.5% year-over-year.\u00a0 <\/p>\n<p>Studios, which tend to be more plentiful in larger, more expensive markets, are still seeing declines in rent.
