New technology was rapidly adopted to help people safely move on to life&#8217;s next chapter. The creation of Zillow 3D Home virtual tours spiked this spring, <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3014553-1&amp;h=636349838&amp;u=http%3A%2F%2Fzillow.mediaroom.com%2F2020-07-28-Zillow-Launches-New-Digital-Tools-for-Safer-Easier-Home-Shopping&amp;a=up+750%25\" rel=\"nofollow noopener noreferrer\">up 750%<\/a><\/u> in the month after many stay-home orders went into effect, and remained around twice as high through late November.\u00a0 Integrated floor plans augmented the shopping experience and allowed buyers to better understand a home&#8217;s layout. Real estate agents offered video tours in lieu of private showings or open houses.\u00a0 <\/p>\n<p>Digital tools improved the in-person tour experience, too, with the accelerated rollout of <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3014553-1&amp;h=3148468585&amp;u=http%3A%2F%2Fzillow.mediaroom.com%2F2020-07-28-Zillow-Launches-New-Digital-Tools-for-Safer-Easier-Home-Shopping&amp;a=self-tour+technology\" rel=\"nofollow noopener noreferrer\">self-tour technology<\/a><\/u> that lets shoppers tour a vacant Zillow-owned home in person on their own schedule. <\/p>\n<p>An <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3014553-1&amp;h=2531890319&amp;u=http%3A%2F%2Fzillow.mediaroom.com%2F2020-04-28-Zillow-Launches-New-Technology-to-Help-Renters-Move-During-COVID-19&amp;a=all-digital+rentals\" rel=\"nofollow noopener noreferrer\">all-digital rentals<\/a><\/u> transaction allowed renters to search, tour, apply for and lease a rental all from the comfort and safety of their living room. <\/p>\n<p>\n        <b>The Urban Exodus Myth <\/b>\n      <\/p>\n<p>Early reports that homeowners were fleeing cities turned out to be premature. <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3014553-1&amp;h=2645533425&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2F2020-urb-suburb-market-report-27712%2F&amp;a=Zillow%27s+data\" rel=\"nofollow noopener noreferrer\">Zillow&#8217;s data<\/a><\/u> found suburban housing markets were not outperforming urban housing markets. The notable exceptions were <span class=\"xn-location\">New York City<\/span> and <span class=\"xn-location\">San Francisco<\/span> &#8212; where the housing markets had been softening prior to the pandemic. <\/p>\n<p>Zillow did find a divergence in the rental market, where rent price growth slowed significantly nationwide. Not only do renters typically have higher housing-cost burdens and lower incomes, they are more likely to be in high contact-intensity occupations. While a federal eviction moratorium remains in effect through the end of the year, renters were not able to defer housing payments in the way mortgage forbearance programs helped offer some protection to homeowners. <\/p>\n<p>\n        <u><br \/>\n          <a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3014553-1&amp;h=3097007368&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fshecession-pandemic-women-2020-28104%2F&amp;a=Women\" rel=\"nofollow noopener noreferrer\">Women<\/a><br \/>\n        <\/u>\u00a0and minorities were especially vulnerable to COVID-19-related job losses and, in turn, are at greater risk of housing insecurity.
