These industrial properties offer\u00a0high-demand\u00a0spaces\u00a0ranging up\u00a0to 42,000 square feet with premium functionality including dock-high loading, modern\u00a0clear heights and secured truck storage yards, ideally positioned\u00a0to\u00a0serve last-mile distribution and logistics needs. The portfolio is 99% leased to\u00a0a\u00a0high-quality tenant base\u00a0including Fortune 500 companies\u00a0as well as the General Services Administration, with rents estimated to be approximately 6.0% below current market\u00a0rates. The initial unlevered yield on total investment is approximately 4.0% and is expected to grow to mid-4% as in-place rents are increased to higher market rates.\u00a0 Projected contractual annualized rental rate increases of 3.0% or greater thereafter will provide for further investment yield expansion.\u00a0According to CBRE, the vacancy rate in the 175 million square foot LA \u2013 San Fernando Valley submarket was 2.7% at the end of the third quarter 2020.<\/p>\n<p>In connection with this\u00a0transaction, the Company expects to close on the acquisition of one additional property\u00a0included with\u00a0the portfolio\u00a0referenced above\u00a0located at\u00a07817 Woodley Avenue\u00a0within the L.A. \u2013 San Fernando Valley submarket, for <span class=\"xn-money\">$10.0 million<\/span>,\u00a0or<span id=\"spanHghltd8a8\">\u00a0$270 per square foot<\/span>.
