This is according to a new <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2991620-1&amp;h=2810350424&amp;u=https%3A%2F%2Fwww.redfin.com%2Fnews%2Foctober-2020-housing-migration-trends&amp;a=report\" rel=\"nofollow noopener noreferrer\">report<\/a><\/u>\u00a0from Redfin (<u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2991620-1&amp;h=459569534&amp;u=https%3A%2F%2Fwww.redfin.com%2F&amp;a=redfin.com\" rel=\"nofollow noopener noreferrer\">redfin.com<\/a><\/u>), the technology-powered real estate brokerage. <span class=\"xn-location\">Sacramento<\/span>, <span class=\"xn-location\">Las Vegas<\/span> and <span class=\"xn-location\">Phoenix<\/span> were the most popular destinations for people looking to move to a different metro area in October, with higher net inflows than any other major U.S. metro. A net inflow means more people are looking to move in than leave, while a net outflow means more people are looking to leave than move in.<\/p>\n<div class=\"PRN_ImbeddedAssetReference\" id=\"DivAssetPlaceHolder1\">\n<p>\n          <a href=\"https:\/\/mma.prnewswire.com\/media\/624025\/Redfin_Logo.html\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><br \/>\n            <img decoding=\"async\" src=\"https:\/\/mma.prnewswire.com\/media\/624025\/Redfin_Logo.jpg\" title=\"Redfin Logo (PRNewsfoto\/Redfin)\" alt=\"Redfin Logo (PRNewsfoto\/Redfin)\" \/><br \/>\n          <\/a>\n        <\/p>\n<\/p><\/div>\n<p>All three places were more popular with out-of-towners in October than during the same time last year, likely reflecting pandemic-driven interest in moving to affordable areas to work remotely. In <span class=\"xn-location\">Sacramento<\/span>, more than 50% of Redfin.com searches were from users outside the area in October, up from 44.1% last year. In <span class=\"xn-location\">Las Vegas<\/span>, 49% of searches were from users outside the area, up from 46.9% last year, and in <span class=\"xn-location\">Phoenix<\/span> the share of out-of-town searches was 34.2% versus 33.7% last year.\u00a0<\/p>\n<p>The net number of people looking to move into <span class=\"xn-location\">Sacramento<\/span> from outside the area increased by more than 75% from last year, with about 6,400 people looking to move into <span class=\"xn-location\">Sacramento<\/span> in October versus 3,600 last October. The net number of people looking to move into <span class=\"xn-location\">Las Vegas<\/span> increased 70.5% (5,800, up from 3,400), and the number of people looking in <span class=\"xn-location\">Phoenix<\/span> increased 51.5% (5,500, up from 3,700).\u00a0<\/p>\n<p>The latest migration analysis is based on a sample of more than 1 million Redfin.com users who searched for homes across 87 metro areas in <span class=\"xn-chron\">October 2020<\/span>, excluding searches unlikely to precede an actual relocation or home purchase. To be included in this dataset, a Redfin.com user must have viewed at least 10 homes in a particular metro area, and homes in that area must make up at least 80% of the user&#8217;s searches.<\/p>\n<p>\n        <b>The vast majority of people moving to <span class=\"xn-location\">Sacramento<\/span> from outside the metro are from the Bay Area<\/b>\n      <\/p>\n<p>More than 72% of out-of-towners searching in <span class=\"xn-location\">Sacramento<\/span> were based in the Bay Area, partly because its relative affordability and proximity is attracting remote workers. <span class=\"xn-location\">Sacramento<\/span> is located just 90 miles northeast of <span class=\"xn-location\">San Francisco<\/span> and homes are considerably more affordable, with the typical home selling for <span class=\"xn-money\">$480,000<\/span> in October versus <span class=\"xn-money\">$1.43 million<\/span> in the <span class=\"xn-location\">San Francisco<\/span> metro. Three other <span class=\"xn-location\">California<\/span> metros\u2014Los Angeles, <span class=\"xn-location\">Fresno<\/span> and Chico\u2014and <span class=\"xn-location\">Reno<\/span> round out the top five origins for Redfin.com users looking to move to <span class=\"xn-location\">Sacramento<\/span>, but the share of searches from those places are all in the single digits.\u00a0<\/p>\n<p>&#8220;There has been a surge of buyers coming from <span class=\"xn-location\">San Francisco<\/span>, <span class=\"xn-location\">San Jose<\/span>, <span class=\"xn-location\">Oakland<\/span> and <span class=\"xn-location\">Napa<\/span> this summer and fall,&#8221; said Sacramento Redfin agent <span class=\"xn-person\">Kellee Bradford<\/span>. &#8220;A lot of families are moving to <span class=\"xn-location\">Sacramento<\/span> for affordable homes because they&#8217;re able to telecommute, and investors are buying homes to rent out because remote work is making the area so much more desirable.&#8221;<\/p>\n<p>\n        <b><br \/>\n          <span class=\"xn-location\">Los Angeles<\/span> was the most common origin for out-of-towners searching for homes in <span class=\"xn-location\">Las Vegas<\/span><\/b>\n      <\/p>\n<p>Nearly 38% of out-of-town searches for homes in <span class=\"xn-location\">Las Vegas<\/span> came from <span class=\"xn-location\">Los Angeles<\/span> in October. The Bay Area, <span class=\"xn-location\">Portland, OR<\/span>, <span class=\"xn-location\">Seattle<\/span> and San Diego\u2014all expensive coastal metros, like Los Angeles\u2014round out the top five origins for people looking to move to <span class=\"xn-location\">Las Vegas<\/span>. The typical <span class=\"xn-location\">Las Vegas<\/span> home sold for <span class=\"xn-money\">$317,000<\/span> in October, versus <span class=\"xn-money\">$735,000<\/span> in Los Angeles.\u00a0<\/p>\n<p>&#8220;For some people, moving from coastal <span class=\"xn-location\">California<\/span> to <span class=\"xn-location\">Las Vegas<\/span> is a no-brainer from a financial standpoint,&#8221; said Los Angeles Redfin agent <span class=\"xn-person\">Laura Salgues<\/span>. &#8220;I recently worked with one couple who are both now working remotely, and they sold their expensive <span class=\"xn-location\">Los Angeles<\/span> home to purchase a larger, more luxurious home in the <span class=\"xn-location\">Las Vegas<\/span> suburbs. They&#8217;re able to save more money and enjoy a better quality of life because the <span class=\"xn-location\">Las Vegas<\/span> home is so much more affordable.&#8221;<\/p>\n<p>\n        <b>People moving to <span class=\"xn-location\">Phoenix<\/span> are coming from expensive coastal metros<\/b>\n      <\/p>\n<p>The story is similar in <span class=\"xn-location\">Phoenix<\/span>, where <span class=\"xn-location\">Los Angeles<\/span> was the most common origin for out-of-towners searching for homes in October, with nearly one-quarter of out-of-town searches coming from the <span class=\"xn-location\">Southern California<\/span> metro. class=\"xn-location\">New York<\/span>, <span class=\"xn-location\">San Francisco<\/span> and <span class=\"xn-location\">Los Angeles<\/span> are the top three places Redfin.com users were looking to leave, with higher net outflows than any other major metro in the U.S.\u00a0<\/p>\n<p>The portion of Redfin.com users in the <a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2991620-1&amp;h=2276174571&amp;u=https%3A%2F%2Fredfin.com%2Fcity%2F30749%2FNY%2FNew-York&amp;a=New+York\" rel=\"nofollow noopener noreferrer\"><span class=\"xn-location\">New York<\/span><\/a> City metro looking to move away has declined since last year, from 37.1% to 34.8%, but that&#8217;s likely an underrepresentation of the actual share of New Yorkers looking at homes outside the area because a lot of people <a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2991620-1&amp;h=3284490439&amp;u=https%3A%2F%2Fwww.nytimes.com%2F2020%2F06%2F19%2Fnyregion%2Fnyc-coronavirus-young-people.html&amp;a=have+already+left+the+metro\" rel=\"nofollow noopener noreferrer\">have already left the metro<\/a>, so their search origins reflect their current location. In <span class=\"xn-location\">San Francisco<\/span>, the share of Redfin.com users looking to move away in October was flat from last year (23.6% versus 23.7%), and in <span class=\"xn-location\">Los Angeles<\/span> it was up slightly (17.8%, up from 16.5%).<\/p>\n<p>The net number of people looking to leave was significantly higher than the same time last year in all three metros. Nearly 28,000 Redfin.com users looked to leave <span class=\"xn-location\">New York<\/span> in October, up 53.1% from 18,000 last October. Roughly 26,000 people looked to leave the Bay Area, up 27.6% from 20,000, and 16,000 people looked to leave <span class=\"xn-location\">Los Angeles<\/span>, up 51.8% from about
