Nearly half of Gen Z renters (49%) say concessions were a motivation for their move.<\/h2>\n<p class=\"xn-distributor\">PR Newswire<\/p>\n<\/p><\/div>\n<div class=\"xn-content\">\n<p>\n        <span class=\"xn-location\">SEATTLE<\/span>, <span class=\"xn-chron\">Nov. 18, 2020<\/span> \/PRNewswire\/ &#8212; Rental concessions, such as a free month&#8217;s rent, appear to be luring Gen Z out of their parents&#8217; basements and back into the rental market. <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=1638579815&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Frent-concessions-working-nov-2020-28357%2F&amp;a=New+Zillow+research\" rel=\"nofollow noopener noreferrer\">New Zillow research<\/a><\/u> finds more Gen Z adults, ages 18 to 25, who had been living with family or friends say they&#8217;re now renting, and most say they got a better deal on their new rental.<\/p>\n<p>A Zillow survey finds more than a third (34%) of Gen Z renters who moved in the past year say they moved from the home of a family member or friend. That&#8217;s up from 20% who reported the same in an April survey.<sup><sup>[1]<\/sup><\/sup>\u00a0 This data is consistent with previous <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=2120083376&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fgen-z-at-home-falling-but-high-27957%2F&amp;a=Zillow+research\" rel=\"nofollow noopener noreferrer\">Zillow research<\/a><\/u>\u00a0that found the number of young adults living with parents or grandparents was beginning to fall in September, after <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=189791491&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fcoronavirus-adults-moving-home-27271%2F&amp;a=rising+dramatically+in+the+spring\" rel=\"nofollow noopener noreferrer\">rising dramatically in the spring<\/a><\/u>. <\/p>\n<p>As for renters who moved from a previous rental within the past year, a majority aren&#8217;t saving money. More than half (51%) report paying more than before and 14% report paying the same. Nationwide, typical monthly rent was <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=3387969655&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fseptember-2020-market-report-28208%2F&amp;a=up+0.9%25\" rel=\"nofollow noopener noreferrer\">up 0.9%<\/a><\/u> in September, but lower than last year in seven major metro areas, including <span class=\"xn-location\">Austin<\/span> and <span class=\"xn-location\">Chicago<\/span>. Still, 57% of Gen Z renters cite finding a better deal on rent as a reason for their move, suggesting they&#8217;re trading up.<\/p>\n<p>&#8220;What we&#8217;re seeing is that renters who might have been in a small apartment are instead looking at larger units &#8212; maybe a two-bedroom instead of a one-bedroom,&#8221; said Zillow Premier Agent <span class=\"xn-person\">Kenny Truong<\/span>, founder of Fast Real Estate in the <span class=\"xn-location\">San Francisco Bay Area<\/span>. &#8220;Some others are moving to a rental with a view or a yard for a similar price.&#8221;\u00a0 <\/p>\n<p>Nearly half of Gen Z renters (49%) indicated they were motivated to move because their new rental offered promotions or concessions, like a free month of rent, free parking or a reduced security deposit. <\/p>\n<p>\n        <u><br \/>\n          <a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=2414692008&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fmore-rental-concession-27834%2F&amp;a=Rental+concessions\" rel=\"nofollow noopener noreferrer\">Rental concessions<\/a><br \/>\n        <\/u>\u00a0climbed from 16% to 30% between January and August. Since then, the share of rentals offering concessions has stabilized at around 34% nationally in October, with notable exceptions. More than half of rental listings in <span class=\"xn-location\">Washington, D.C.<\/span>, Charlotte and <span class=\"xn-location\">San Jose<\/span> offered some kind of concession in October. <\/p>\n<p>Concessions often add up to big savings for renters.\u00a0 Concessions offered in six large markets (<span class=\"xn-location\">Boston<\/span>, <span class=\"xn-location\">Chicago<\/span>, <span class=\"xn-location\">Indianapolis<\/span>, <span class=\"xn-location\">New York<\/span>, <span class=\"xn-location\">Philadelphia<\/span> and <span class=\"xn-location\">Washington, D.C.<\/span>) amounted to savings equal to two months free rent assuming a year-long lease (16.7%, or 1\/6 off total rent). In all 50 of the largest markets, the minimum median savings rate was 8.3% or higher.<\/p>\n<p>&#8220;The effective savings rate is what renters would save on their typical housing costs over the course of their lease because of both lower rent prices and concessions,&#8221; said Zillow economist <span class=\"xn-person\">Joshua Clark<\/span>. &#8220;Those savings could be enough to cover the cost difference between a one-bedroom and a two-bedroom unit. Plus, if these Gen Z renters who moved home retained their jobs through the pandemic, they&#8217;ve likely saved enough to afford a larger or more desirable apartment.&#8221; <\/p>\n<p>The return of tech-savvy Gen Z renters to the market is also reflected in the rise in demand for <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=2328564107&amp;u=http%3A%2F%2Fzillow.mediaroom.com%2F2020-04-28-Zillow-Launches-New-Technology-to-Help-Renters-Move-During-COVID-19&amp;a=digital+rental+tools\" rel=\"nofollow noopener noreferrer\">digital rental tools<\/a><\/u>, like <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=1197843039&amp;u=https%3A%2F%2Fwww.zillow.com%2Fz%2F3d-home%2F&amp;a=Zillow+3D+home\" rel=\"nofollow noopener noreferrer\">Zillow 3D home<\/a><\/u> tours. Zillow&#8217;s recent survey found renters were more likely to agree that 3D and unassisted technology would help with their home search, compared to Zillow&#8217;s findings in April 2020.\u00a0 More than six out of 10 of Gen Z renters who moved in the past year say they wished more listings offered a 3D tour (62%), and agree that 3D tours would help give them a better feel for a space than static photos (64%).\u00a0 <\/p>\n<p>This survey data shows positive momentum for Gen Z renters, but young adults continue to face higher rates of unemployment and an uncertain future.\u00a0Previous <u><a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2985581-1&amp;h=2120083376&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Fgen-z-at-home-falling-but-high-27957%2F&amp;a=Zillow+research\" rel=\"nofollow noopener noreferrer\">Zillow research<\/a><\/u> found in April, when many stay-home orders went into effect, 13.1 million young adults were living with parents and not employed, up from 8.5 million, a 53% jump from pre-pandemic conditions in February. By August, 10.2 million unemployed young adults were still living at home, suggesting while the numbers are improving, there is still a long road to independence for many in Gen Z.
